The Ventura County housing market continues to show a mix of limited inventory, shifting buyer activity, and significant differences from one community to another. Looking at June 2026 data across Ventura, Camarillo, Oxnard, Fillmore, and Ojai, it's clear that local market conditions can vary considerably depending on where you're looking.
In June, the number of homes available for sale ranged from 16 homes in Fillmore to 96 in Ventura among the communities featured in this report.

The decrease in available homes means buyers may have fewer options to choose from, particularly in some of the smaller and more supply-constrained communities.
Median list prices also varied significantly throughout the county.
Ojai had the highest median list price at $2.497 million, followed by Oxnard at $1.687 million and Ventura at $1.320 million. Camarillo's median list price was $899,000, while Fillmore came in at $830,000.
These numbers highlight an important point for both buyers and sellers: Ventura County is not one single real estate market. Pricing, inventory, and buyer behavior can differ substantially from one city—and even one neighborhood—to the next.
The median number of days active also varied considerably.
Camarillo had the shortest median at 62 days, followed by Oxnard at 65 days, Ventura at 69 days, Ojai at 70 days, and Fillmore at 97 days.
For sellers, these numbers reinforce the importance of pricing a property correctly from the beginning. In a market where buyers have more time to evaluate their options, presentation, condition, and pricing can all play an important role in attracting attention and ultimately getting a home sold.
